The Home Buyer Process
Buying a home involves a series of important steps. My role is to guide you through each stage clearly and calmly so you always understand what comes next.
Step 01 — Get Pre-Approved
The first step is understanding your financial comfort zone. I’ll connect you with trusted lenders who can review your documentation and provide a true pre-approval, not just a quick pre-qualification.
This gives you confidence when touring homes and strengthens your position when submitting an offer.


Step 02 — Define the Search
Once financing is clear, we’ll define what you’re looking for. Price range, neighborhoods, commute, school areas, home age, and property features all shape a focussed search.
I’ll also set up a personalized listing alert so you’re notified immediately when homes matching your criteria hit the market.
Step 04 — Write a Strategic Offer
Once you’ve found the right home, we’ll structure an offer that balances strength and protection. I’ll guide you through price strategy, earnest money, contingencies, and timelines while considering the seller’s priorities.
The goal is to position your offer competitively while protecting your interests throughout the transaction.
Step 05 — Inspection & Due Diligence
Once your offer is accepted, we’ll move into the inspection period. A licensed home inspector will evaluate the property and provide a detailed report on the home’s condition.
During this stage we review the findings together and determine whether repairs, credits, or additional evaluations are appropriate. The goal is to ensure you move forward with confidence and a clear understanding of the property.
Step 06 — Financing & Appraisal
Once inspections are complete, your lender will finalize the loan approval. During this stage the appraisal confirms the home’s value while underwriting reviews the final documentation.
I stay in close communication with your lender and closing team to keep everything on track and questions handled quickly.
Step 07 — Closing Day
Before closing we’ll complete a final walkthrough to confirm the home is in the expected condition and any agreed repairs have been completed.
Once documents are signed and recorded, ownership officially transfers and you receive the keys to your new home.
Even after closing, I remain available as a resource for contractor referrals, homeownership questions, and future real estate guidance.
